This project comprises the design and build construction of 2 industrial units totalling some 60,000ft2

This was a brownfield development that required clearing, remediating and crushing to bring this former industrial site up to a suitable condition ready for construction works to commence. Extensive, site wide Vibro Piling was undertaken and all the recycled materials generated were utilised thorough the works.

The scheme was specifically designed in order to benefit from utilizing as much of the site generated material as possible, as this will drastically reduce the number of vehicle movements through Hemel Hempstead helping to enhance the environmental benefits of this scheme, reducing congestion on the local road network and cutting the CO2 impact this scheme would have on the environment.

This project is designed as a combination of composite and built up clad envelopes on steel frames on pad foundations with pre-cast concrete ground beams retaining flood poured ground bearing slabs. The first floor houses high quality mezzanine offices with sophisticated lighting and heating controls, a DDA compliant lift, LED lighting, fire alarms, full air conditioning and mechanical ventilation, which all help to make this another prestigious build for our client.

The project also includes all associated external works and drainage, with bypass interceptors, storage crate water attenuation, leak detection, ducting installations for BT and cable suppliers, CCTV, signage and external lighting, together with extensive new services to the site, LV power, gas, water and BT.

The building complies fully with Secure by Design requirements, has achieved a BREEAM “Very Good” rating and was registered under the Considerate Constructors Scheme.
