The design and build construction of a shell only retail unit covering approximately 17,000ft2.

Ground modelling works are required to prepare this site for CFA piled foundations and raft style pile caps. Deep drainage diversions are to be carried out to the existing 750mm storm water drain, which currently routes through the new building footprint before discharging into the river lea.

This project is designed as a combination of composite clad and glazed envelope on a steel frame with brickwork to the low-level sub-structures. Internal floors will be flood poured and supported from the piled foundation solutions, with varying surface finishes to receive screed and terrazzo flooring, or polished concrete. Vehicle deliveries will be received to the dock leveller area which is constructed from insitu concrete and retaining walls.

The project also includes all associated external works and drainage, tarmac road areas and permeable paved parking, foot paths, storage crate water attenuation, site wide ducting installations, together with extensive new services to the site, LV power, gas, water and BT. There is a new S278 site entrance and reconfiguration of the shared access road to Venue 360.

This scheme will be complimented with a full landscaping package.
