This project comprises the design and build construction of 3 industrial units totalling some 70,000ft2 which  will be sub-divided into 11 units. 

The development will include the demolition of 24 existing industrial buildings on the site, followed by extensive site remodelling which will include the formation of a new water attenuation swale, the diversion of 400m of the “Bourne Gutter” which is an existing water course that acts as a flood attenuation system to the village of Bourne, once these are complete 50% of the site will be remediated and set aside for housing whilst the remainder will be developed for industrial use.

The scheme has been designed in order to retain as much of the site generated material, from both the excavation works and the demolition as possible, this will drastically reduce the number of vehicle movements through Hemel Hempstead, helping to enhance the environmental benefits of this scheme to the tune of some 40,000 tonnes of aggregate. This equates to nearly 2000 vehicle movements that have been avoided, thus helping to reduce both congestion on the local road network as well as cutting the associated CO2 impact of this scheme on the environment.

This project is designed as clad envelopes on steel frames on ring beam foundations and heavily reinforced slabs, all designed to eliminate the risk of sink holes which can be prevalent in this area. The project included all associated external works and drainage along with bypass interceptors, comprehensive ducting installations for BT and cable suppliers, with CCTV, signage and external lighting. There are extensive new services to the site, HV power, new substation, gas, water and BT, all designed to accommodate the future development of the housing site.
