Another prestigious design and build project comprising the construction of a 26,000ft2 office building, fronting a state-of-the-art production facility of 21,000ft2, giving a build total of some 47,000ft2.

The construction of this new facility is steel frame construction on traditional pad foundations supporting Topdeck roof cladding with a combination of composite cladding, Rain Screen, Louvre screens, curtain walling and Brise Soleil to the façades. The visual impact of this development from the road is that of a high-quality office block which masks the production facility hidden behind.

Externally the high-quality theme continues with tarmac carriageways, permeable block paved, and resin bound gravel parking bays, granite footways leading to enclosed courtyard gardens. SUDS drainage complete with onsite storage, hydro breaks and nature ponds helps to further enhance the drainage scheme.

Environmental improvements including diverse native landscape planting, bird boxes, bat boxes, log piles and Lacewing habitat have been detailed together with water conservation measures and “A” rated green guide materials. Best practice noise and dust control will be implemented throughout the build, along with very high insulation levels, low air leakage, Air Source heating and cooling system, and centralised controls monitored by computer all further enhance this build.

All of this combined with PV arrays, banks of car charging points, high efficiency automated LED lighting scheme and full energy monitoring will ensure that this build achieves an energy rating, EPC of “A”.

The building fully complied with Secure by Design requirements, was registered under the Considerate Constructors Scheme and met MKC D4 policy.
