The construction of a 43,572ft2 mid-tech Life Science Property.

The structure will be clad in a mixture of composite and built-up cladding systems, with built up roof system and 1100mm perimeter parapet. Aluminium 
curtain walling and ribbon windows compliment the elevations surrounding the office area, with a projecting steel structure and Brise soleil supported
from raking glulam feature beams. 2no Steel section overhead and steel fire exit doors will complete the external envelope. 

Internally the structure will be completed in shell form with finished Open Plan Offices at first floor level. Main Office Entrance Foyer to include Disabled WC/ Shower, Locker Room, Changing Room with shower and circulation stair to the first-floor level. 8-person Doc M compliant lift to first floor level to be fitted. 

An internal galvanised metal emergency escape staircase is to be provided from the first-floor level offices down to ground floor Warehouse level. An upper floor is to act as a plant deck to house M&E equipment to service the office area. The office and main warehouse will be segregated with the use of composite white wall panelling with an under-croft area to the ground floor for storage of future office area expansion.

Internal partitions generally will be designed using suitable drylining systems
to meet the specification requirements as details provided by CMP Architects. Ceiling treatments are a mixture of metal frame, ceiling grid and 
timber feature ceilings.

Externally hard surfacing presents a mixture of finishes, with concrete paths to the building edge on the North and West elevations, brushed finished  concrete service yard, permeable paved car park area and bound gravel to the East elevation leading to the wildlife garden and pond. The scheme includes street furniture, 6no green roof cycle shelters and a full soft landscaping scheme.

The highly sustainable new building will target EPC A+, BREEAM Outstanding and include onsite renewabls including Solar PV’s and electric vehicle charging and extensive landscaping and employee wellbeing features.
