The design and build construction of a new 8,000ft2, 2 storey office building for Diceminster Limited together with a new 70 space car park, bin store area, cycle facilities and all associated external works.

This was a challenging site that had a 2m cut to one boundary in order to facilitate the new car park. In line with our green credentials, our land surveying department identified a new finished floor level for the building but also that there was a better solution to the original design for the car park. This solution would save the disposal of some 800m3 of arising’s to landfill. Our proposal was adopted into the scheme which not only benefited our client, but also had a dramatic impact on the site waste management plan as well as a significant improvement on the CO2 impact of this development on the environment.

The new embankment formed to the car park was redesigned and hydro-seeded for stabilization. The car parking areas were block paved with drainage discharging through bypass separators. This drainage then combined with the roof water to outfall into the Loughton balancing lake system which has a very fragile ecosystem. As a result great care was required in the design stage to ensure this delicate balance was not disturbed.  

This office building has no square corners - every elevation is angled to optimise not only the visual impact of the building in its surroundings, but to also assist with the solar shading and solar heat gains. The angled feature windows will focus the occupiers eye on the spectacular views down the adjacent park and lake complex. 

The construction of this units was traditional pad foundations to support a steel framed structure. Then SFS walling formed the internal structure which was combined with masonry “monolithic” feature end walls, together with a series of curtain walling screens, ribbon windows and rain screen cladding which finishes off a very unusual build. 

Sophisticated lighting and heating controls were utilized with the whole system being controlled through the Building Management System or via the PC on your desk. A DDA compliant lift, LED lighting, fire alarms, comprehensive access control systems, intercom and keypad entry systems, full air conditioning and mechanical ventilation, secure by design construction, together with master key access, all help to make this another prestigious office project for our client.
