Another prestigious design and build project comprising the construction of a 32,000ft2, 4 floor office building plus roof plant deck.

Piled foundations supporting a steel frame construction, with block and beam ground floor, concrete hollow rib intermediate floors, below an insulated membrane roof, with a combination of composite cladding and masonry façade teamed with ribbon windows and curtain walling screens and a louvered plant deck.

Internally the floorplates are designed on a cellular basis with communal open plan meeting areas. On the ground floor is shell space for a future café together with meeting rooms, a manned reception area, toilets, plant risers, stairs and a lift to all floors, an external spiral escape stair completes the facilities.

Externally there is extensive landscaping, teamed with a SUDS drainage system, permeable paving to the car park, and a tarmac carriageway, mains foul drainage and storm drainage feeding through a hydro break into road side swales. Comprehensive ducting installations for CCTV, signage and external lighting complete the works.

Environmental improvements include diverse native landscape planting, bird boxes and log piles designed into the construction. Best practice noise and dust control will be adopted during the construction phase to minimize disturbance or disruption to the adjoining neighbours.

High insulation levels teamed with low air leakage, a combination of electric and VRF heating and cooling system with centralized controls, low air leakage all combined with a high efficiency automated LED lighting scheme ensured that this office building will achieve a very high energy performance rating.
