This project comprises the design and build construction of a multi-unit industrial scheme totaling some 150,000ft2, there are 3 buildings which will be sub-divided into 7 individual units.

The development will include the formation of a series of new water attenuation swales, tanks, culverts, hydrobreaks and ditches that make this site fully SUDS compliant, together with the construction of a new development access road, drainage and all major services to feed this and future developments.

The scheme has been designed in order to achieve a cut and fill balance across the whole development in order to drastically reduce the number of vehicle movements off site. This helps to enhance the environmental benefits of this scheme to the tune of some 100,000 tons of aggregate, whilst helping to reduce both congestion on the local road network as well as cutting the associated CO2 impact of this scheme on the environment.

This project is designed as a combination of composite and built up wall and roof cladding, on a structural steel frame, sitting on pad foundations, with an FM2 tolerance reinforced concrete slabs, with 3 docks. The project included all associated external works and drainage along with bypass interceptors, line drains, ducting installations for BT and cable suppliers, with CCTV, signage and external lighting, leak detection, together with extensive new services to the site, LV power, gas, water, fire hydrant and BT will also be installed. There is also a comprehensive landscape scheme as well as environmental improvements including diverse, native landscape planting, bird boxes, bat boxes, log piles and Lacewing habitat.

 The building achieved a BREEAM “Very Good” rating and was registered under the Considerate Constructors Scheme.
