Units 1-4
The design and build of 4 Industrial units, accommodating a 2 storey office block with a feature staircase in the entrance lobby area in all units, totaling 56,0000ft2.
The development will include the formation of new water attenuation tanks, within the carpark areas to all units.
This project achieved 'Beyond Compliance' with the Considerate Constructors scheme.
Enabling Works
This project comprises the topsoil strip to allow the archaeological investigations to commence, trial pits for the archaeological investigations, cut and fill to plateau level, along with all drainage and services infrastructure for the David Lloyd plot, a new entrance will also be formed for the David Lloyd plot on Wendlebury road, demolition of the existing farm structures, followed by site wide earthworks to plateau level for the rest of the development.

The “wetlands” area will also be stripped of topsoil and bulk materials excavated and selected clay will be relocated, rolled into the lagoons to form the ponds and marsh land bird habitat.
Earth works will be undertaken to cut and fill the site to suitable levels, these being raised considerably to form plateau’s above the natural flood plain. All arisings from the earthworks and groundworks will be retained on the site.
During this phase of the works, new water attenuation swales and flood compensation areas will be formed within the perimeter of the site, this combined with the site drainage systems, culverts, headwalls, voided stone retention tanks and ditches makes the site fully SUDS compliant
A new foul pump station, pump main and offline storage tanks will be installed serviced by a temporary access road to allow maintenance of the system. This will initially serve the David Lloyd site serve the units being constructed in this phase of the works, along with future phases planned.
Existing services feeding the farm will be removed, including the removal of the overhead power lines feeding the pole mounted transformer. A new underground electric service will be brought onto site to allow the foul pump station to be commissioned and left operational.
The farm buildings comprise of a brick house and bungalow along with 8 chicken sheds that are constructed with a metal sheet roof, on a timber frames, with Asbestos internal liner sheeting, all sitting on a blockwork masonry plinth wall, on concrete floors. The external works consist of concrete yards, parking areas and access roads.
