This project is the design and build construction of a multi-unit industrial scheme totalling some 200,000ft2, comprising of 4 buildings sub-divided into 5 individual units.
The development will commence with S278 highways works, the construction of a new highway junction, road widening, roundabout alterations, 2 new bus stops, extensive footway works, splitter islands, white lining, new street lighting and signage together with the procurement of new as well as the relocation of all existing services. We will be responsible for all traffic management and approvals, together with gaining technical approval and sign off of the completed works which opened up a new 32-acre industrial site for our client.
The development will include the formation of a new water attenuation swale, culverts, hydro-breaks and ditches that make this site fully SUDS compliant. A new access road will be constructed along with all drainage, including a foul pump station to feed this and the future development.
The scheme has been designed in order to achieve a cut and fill balance across the whole development, in order to achieve this balance, Phase 2 will be plateaued ready for commencement. This will dramatically reduce the number of vehicle movements off site helping to enhance the environmental benefits of this scheme by some 64,000 tons of processed material, all helping to reduce both congestion on the local road network whilst cutting transport CO2 impact on the environment.
This project is designed as a combination of composite and built up wall and roof cladding, combined with feature rain screen, translucent wall panelling, Brise Soleil and canopies on a structural steel frame, on pad foundations, with an FM2 tolerance reinforced concrete floor slabs, all units have PCC docks. External works, drainage along with bypass interceptors, line drains, kerb drains, ducting installations for BT and cable suppliers, with CCTV, PV arrays, EV chargers, signage and external lighting, leak detection and extensive new services to the site, including overhead cable diversion, a series of new sub-stations, LV power, gas, water, fire hydrants, watering points and BT will also be installed. There is also a comprehensive landscape scheme as well as environmental improvements including diverse, native landscape planting, bird boxes, bat boxes, log piles and Lacewing habitat.
The photovoltaic array system being installed will offset the building energy consumption during use.
The contract achieved BREEAM ‘Very Good’, CEEQUAL excellent and ‘Beyond Compliance’ with the Considerate Constructors scheme.
