This project comprises the design and build construction of a single industrial building which is sub-divided into 6 smaller units totalling some 18,000ft2.

This new development is on a small parcel of land that sits behind the existing Heathfield Industrial site. There will be a small amount of remediating and root removal to bring this site up to a suitable condition ready for construction works to commence. Extensive, site wide stabilization will be undertaken along with the diversion of a major AWA foul trunk sewer.

This project is designed as a combination of masonry, composite and built up clad envelopes on a structural steel frame, on strip and pad foundations with masonry division walls, masonry perimeter plinth walls and flood poured ground bearing slabs. There is a small office with toilet in all units, both will have energy efficient LED lighting, fire alarms, full air conditioning and mechanical ventilation. Contemporary internal finishes will all help to make this another high-quality build for our client.

The project also includes all associated external works and drainage, with bypass interceptors, storage crate water attenuation, ducting installations for BT and cable suppliers, CCTV, signage and external lighting, together with extensive new services to the site, LV power, gas, water and BT.

Outside there are tarmac circulation areas and HGV lorry parking spaces as well as block paved car parking areas with concrete aprons to loading doors. Environmental improvements will include diverse, native landscape planting, bird boxes, bat boxes, log piles and Lacewing habitat.

The scheme was registered under the Considerate Constructors Scheme.
